What price ranges?
We generally work with clients at the £1m+ level but if your budget is lower, particularly for an investment property, then please do still talk to us; we may be able to help.

How we differ from other Buying Agents
None of the team works with more than two clients at any one time. A higher ratio (sometimes up to 18 clients per consultant in the industry) simply means a high standard of service cannot possibly be delivered. Your personal Consultant should be, and with us will be, living and breathing your search and sales progression 24/7.

Our contract is for nine months. Many in the industry will have 3-month contracts meaning that work will cease at that point. Our fees are transparent and extremely competitive.

Our experience helping overseas clients

At BDI Home Finders, we have worked closely for over 14 years with overseas clients. Each search is bespoke to the individual client’s needs, taking into account the lack of availability to view and that most clients are not knowledgeable about areas to choose or UK rental or purchasing practices.

Most of our clients also need our help in sourcing lawyers, financiers, and tradespeople, and in the event of investment property, advice on the property management moving forward. Until the keys are in our client’s hands, we are our client’s eyes, ears, and support on the ground. And we do it very professionally.

We only work for you

Many people come to us and say, ‘but I can get the same service from an Estate Agent or lettings agent’. Wrong; it is important to understand that Estate Agents and Lettings Agents only work on behalf of the Landlord or the Seller. It is the Agents role to act in their client’s best interests, as they are paying their fee. It is their job to get the highest price for their clients. Also, each Estate Agent or Lettings Agent will only be able to show you properties that they have been instructed on; therefore in a small part of London, you would need to be talking to easily a dozen Estate Agents to access a reasonable part of the available properties.

Retainer: £1500 payable before commencement of work.

Why should I use a property finder when I could do it myself?

You will save yourself money, time, and stress when you engage a professional property finder to help you with your next property purchase. You will have the knowledge you need to make an informed decision about the value of a property without all of the sales hype often coming from the selling agent.

A good property finder protects you from making a knee-jerk or emotional decision.
You will have the benefit of extensive experience with acquisitions and knowledge of comparable market data, and will be protected from paying too much.

You will save an enormous amount of time by not viewing unsuitable properties.
You are likely to also gain access to properties not yet advertised.

What is the difference between a property finder and a selling agent?

The key difference between a buyer’s agent and a traditional selling agent is who they represent. A buyer’s agent works exclusively for the buyer, whereas the selling agent works for the vendor (seller). An important question to ask a property finder is whether they are truly “exclusive” or “independent”. If they accept sales commissions from vendors or developers, then they cannot be classified as “independent” as they are acting in the interests of the seller. Only deal with a licensed property finder – one adhering to the codes and ethics of The Property Ombudsman.

A property finder aims to secure the property for the lowest price and best conditions possible for you, the buyer. The selling agent wants to get the highest price and best conditions for the vendor (seller). Do you source properties for home buyers (owner-occupiers) as well as investors?

Yes. Our goal for every client is to find the right property at the right price every time, whatever that might be.

Do I have to be “rich and famous” to be able to afford the fees charged by a property finder?

No. We typically save our clients far more than our fee in the transaction by negotiating well. We assist property buyers of all budgets by doing extensive research and analysis, looking at comparable sales and market data, and by negotiating hard to secure the best price, terms, and conditions possible. You will make an informed choice and will be confident that you have bought well, whatever your budget. It’s a small investment to make when you consider the savings you could make on your property purchase.

Am I getting value for money when I engage in your services?

Yes! We regularly save clients far more than the fee we charge through our understanding of the property market and our skilled negotiation techniques.

  • Saving Time Reduce the time spent searching. You will need to look at between 50 to 100 properties to get a true understanding of the market. Most buyers take between 6 to 12 months (or more) to buy. We often cut down the process to less than 60 days. You don’t need to waste family time due to searching and attending viewings on weekends. And you don’t need to waste time at work calling estate agents – or taking their calls!
  • Saving Money Don’t risk making an emotional decision and paying too much. Negotiating is an art, and we know the tricks of the trade to secure a property at the lowest possible price. Is there any limit to the number of properties you will present to me before I make a purchasing decision?

No, however, we will qualify every property against your criteria before we present the property to you. This way, we save you valuable time in the property search. Our agreement has an initial period of 9 months. We fully expect to deliver a great result for you well within this time frame.

Do you ever represent vendors in selling a property?

We never sell a property or accept sales commissions from vendors, developers, or their agents. We work exclusively in our client’s best interest to find a property that meets their needs. We have no vested interest in selling property. In sourcing brand-new properties for clients, we are often able to reduce the purchase price by a significant amount for our buyers. Where a client is planning to sell their home, we can provide assistance with selecting the best local agent and negotiating the best terms for the marketing strategy.

Do you offer any guarantees with your service?

We guarantee not to waste your valuable time sourcing inappropriate properties. We will deflect all the stress and detail and save you months of endless searching. We will spend time with you upfront so that we clearly understand your needs and will target the search based on agreed preferences. With our help, you will save time, money, and stress on your next property purchase. You will gain access to more properties, be better informed about comparable sales, the true value of a property, and capital growth projections for the area, and you will make a more informed decision. When you decide on the right property, we will negotiate for you. You will be able to make a rational decision about price without the stress and pressure of dealing with real estate agents or having to negotiate.

How can I know I am not paying too much for a property?

We conduct extensive due diligence for our clients on recent sales. We inspect each property and discuss the positives and negatives of each shortlisted property. Using this information, together with our own expert opinion on the state of the market, provides our clients with the assurance they are not overpaying. We also always recommend clients obtain a valuation from a respected valuer.

What happens if I change my mind about an area or a type of property once I engage you? Do I have to pay another engagement fee?

We will always be working in your best interests and realise that your ideas about the type of property you want may change. When we meet initially to discuss your “buyers brief”, we will work hard to ensure that your wish list is achievable and also realistic so the likelihood of changing your mind is reduced. However, if you change the initial brief significantly, then we can very probably accommodate it, providing it is in our geographical area of experience.

What if I find (or buy) a property myself after I have engaged your services for the full search?

We work in partnership with our clients. It is only natural for many people to still keep an eye on the property market, even while we are looking for you. If you do happen to identify a property that we haven’t seen, then just let us know, and we can provide a full appraisal. Once BDI Home Finders are engaged to find a property, full fees are payable, even if you find a property (or negotiate) on your own. With our help, you will make a more informed choice and won’t be swayed by emotional marketing – so you will save yourself money anyway. One of the requirements of working with us is that you communicate openly and honestly with us at all times.

I live and work overseas. How can you service my needs from this distance?

We regularly assist overseas buyers and expats, by communicating via phone, email, or Skype. We are aware of the time differences and will often call an overseas client very late at night or early morning. Once the “buying profile” is established, the search begins. The only difference is that you may not get the chance to physically inspect the property, although this is encouraged. We can provide you with extensive market analysis, as well as digital photos and virtual tours of the property and its location. All features of the property, both good and bad, will be communicated, so you can make a fully informed decision. We regularly purchase properties for overseas clients that do not inspect the property prior to purchase. We take extra care to make sure all appropriate inspections are completed thoroughly.
